Cancellation & Payment
25% deposit at booking. Full balance is due 60 days before arrival. Full refund up to 60 days before arrival; 50% refund between 30 and 60 days out; no refund within 30 days of arrival. A $79 damage insurance policy (through OwnerRez) is included with every booking and covers accidental damage during your stay.
Occupancy
Maximum 8 guests, no exceptions. Guests not listed at booking aren't permitted overnight. No parties, weddings, or events without prior written approval.
Pets
One small dog under 25 lbs is welcome with a pet fee — please let us know in advance. Service animals (per ADA definitions) are welcome with advance notice.
Smoking
No smoking or vaping anywhere in the condo, including the balcony. Cleaning required to remove smoke odor is billed at $500.
Damage & Cleaning
Light cleaning expected at departure: dishes in the dishwasher, trash to the chute, towels in the bathtub. The cleaning fee covers everything else. Damage beyond the $79 OwnerRez damage policy is billed at cost with receipts.
Check-In / Check-Out
Check-in is 4 PM. Check-out is 10 AM. Early arrival or late checkout subject to the cleaning schedule — just ask.
Rental Agreement
Every booking includes a short rental agreement, e-signed at OwnerRez checkout. It restates the policies above in standard legal language.
